It is bounded on the north by the municipalities of Maragondon, Magallanes and Alfonso (all of the province of Cavite); on the east by the municipalities of Bay, Calaca and Balayan (all in the province of Batangas); in the south by the municipalities of Uan and Tuy also in the province of Batangas; and in the west by the China Sea From Batangas City (the capital of the province), its distance covers about 70 kilometers, crossing several municipalities of the province.

Tagaytay sand loam is dark brown to almost black, friable and granular sand loam with a significant amount of volcanic sand; Taal Sandy Loam of the Taal series (the formation of which was largely influenced by the successive eruptions of the Taal Volcano) consists of brown-gray, loose and structureless sand loam. Climatic data from Wawa, Nasugbu synoptic station show that the climate in the municipality falls under the first type classification (TYPE I), characterized by two distinct seasons: the dry season from November to April and the wet season for the rest of the year. .


Based on the recorded data, the most precipitation occurs in the month of August with an average of 604 mm of precipitation. Northeast winds prevail in the municipality in the months from October to April, and southwest winds in the months from May to September. The frequency of typhoons in the municipality is the same as in the entire province of Batangas.

Pyroclastic and other rock units from the Miocene to the Quaternary are outcrops in the higher parts of the municipality. The lowland plain, consisting mainly of recent alluvial deposits, is rich in groundwater, the main source of domestic water in the area. The unused water for this purpose is used by a sugar factory in the area, while the rest is discharged into Nasugbu Bay.

Total fish production in the municipality for 1987 amounted to over 10.0 percent of Satangas' total fish production. Other types of commercial activities in the municipality are limited and mostly of the sari-sari shop variety. The municipality contributed more than 12.9 percent of the total sugarcane production of 8atangas province in 1990.

It is also worth mentioning the municipality's relatively large contribution to the province's mango production (13%). Electricity supply to the municipality is derived from the MAKBAN station of the National Power Corporation (NPC) and is served through the facilities of the Batangas Electric Cooperative I (BATELEC I). This is aggravated by perennial flooding, one of the prevailing problems throughout the municipality.

In line with the general objectives of the proposed framework plan for the municipality, emphasis will be placed on the demarcation of specific sites for job-generating agro-related industrial activities. Tourism development in this area is particularly opportune given the approved construction of the coastal highway, which will improve access to Nasugbu from other parts of Satangas and Cavite Province. In view of the shortage of rice and maize in the municipality, the development and cultivation of additional agricultural land is necessary.

To achieve this goal, basic $OCiaiHNiclM fadlitiU will be available at PlannedAru for NewDevelopment (PlANO) level. Agriculture-related industries particularly suitable for Nasugba would include those related to the development of the town's tourism industry. Such policy direction is especially important in light of the approved construction of a coastal highway that would make the proposed tourism area more accessible from the Cavite region and province.

A strategic and important road is also planned to connect the POL with the Cogonan-Gatandaan-latag (CCl) road and the national highway that will cross and thus provide access to five other barangays. Ultimately, access remains the key to the development process of a municipality or any area. Critical to the success of the land use plan is the transportation plan, especially the road network, which will serve as an essential component connecting the PLANO areal units associated with different land uses.

The upgrading of the existing National Highway and municipal roads to all-weather concrete roads is also strongly recommended, with the opening of additional access I exits at Magallanes via Bulihan, and Alfonso via latag. These links are envisioned to accelerate the development of tourism, and trade and commerce with the adjacent municipalities in the nearby province of Cavite. The University of the Philippines Planning and Development Research Foundation, Incorporated (UP PLANADES) is a non-stock, non-profit foundation engaged in research, consultancy and extension services, academic development and training in environmental, urban and regional planning and related disciplines.
